"Thank you to the dozens of members and friends who turned out for last night's Planning Board meeting. It was a LONG night (our items got pushed down the agenda - we apologize for not knowing that in advance) but the board recommended both amendments (the Riverview Arts District and restaurant zoning along Palisade Ave) to the Council. Next stop - Jersey City Council. The Arts District only passed by one vote so we may have some work to do. We will keep you posted!"

"Artists could soon be able to legally have artist studios and work/live units within their residences in the area to be designated as the Riverview Arts District (see map) if the planning board recommends, and the City Council approves, changes to the zoning. These amendments will support the community of artists who already live here as well as serve as an economic incentive for other artists to move to our area.

In addition, the planning board will consider changes to the zoning along Palisade Avenue (R2 amendment) to allow restaurants on the ground floor as a permitted use (currently no restaurants are allowed unless they get a variance or were grandfathered in). RNA has worked with the Planning department and other Heights organizations (WPA, Farms in the Heights, Riverview Community Garden, The Distillery, Central Ave SID and the Heights Coalition) and the artist community to promote these changes.

Residents are encouraged to review the amendments and to attend the Planning Board hearing on February 5th at 5:30PM in the City Council Chambers (280 Grove Street) and to attend the public hearing later this month when the City Council will vote on the ordinance."

No, It's a 6th lot that they have the audacity to want to build something that resembles all the other 4 floor multifamilies around here, rather than the ridiculous R-1 zoning 35 ft high 2 family. The crappy infill is hurting our neighborhoods.

Can anyone explain how it is that the members of these boards can show up if they feel like it, or not? I was noticed on a nearby variance application, and it's been continued twice now because of a lack of quorum. If I were the applicant I'd be postal about months of delay. From a public policy POV it seems absurd that the applicant is required to spend significant money notifying the neighbors of a hearing that never takes place. Were I to comment I'd likely be in favor of the variance, but keeping track of an ever moving target is beyond reason.

So this happened last night. As usual, Hyman's lawyer tried to keep stalling, but the zoning board finally grew some balls and cut her off and allowed public comment to begin. Hyman himself tried to keep the filibuster going by speaking "as a member of the public" (technically his wife is listed as the owner of the LLCs above) but the ZBA slapped him down as well. This wasted about an hour and a half of everyone's time.

About 15 people spoke on behalf of denying Hyman's application to demolish the Embankment, from local residents, neighborhood association representatives, Embankment Preservation Coalition officers and professional planners and architects. Oh, and let the record show that Hyman and Donato left the room when the public comments started. They hung out right outside the doors making small talk. They finally left after about 45 min of testimony, never bothering to hear what the people had to say.
